Reconstruction in Lighthouse Point

Lighthouse Point is a boating city of canal front homes, many with deepwater docks a short run to the Hillsboro Inlet. 1960s and 1970s canal homes alongside new elevated construction.

Almost every lot is on a canal, so seawall height and tidal flooding matter. Substantial improvement rules apply to older canal homes after a big loss. We plan the rebuild around elevation and flood rules.

We handle insurance reconstruction in Lighthouse Point from the first call to the final walkthrough. Demolition, debris removal and dumpsters run on our own crews and equipment, and licensed trades handle any permitted work through City of Lighthouse Point Building Department. One company, one project manager, one schedule.

Before we arrive

What to do, and what to leave alone, while the crew is on the way.

Do this now

  • Keep every photo and receipt from the loss.
  • Ask your adjuster for a copy of their estimate.
  • Choose finishes early so long lead items can be ordered.
  • Keep one point of contact for the rebuild.

Avoid

  • Do not sign an assignment of benefits.
  • Do not let a mitigation company leave without a written dry standard.
  • Do not accept a lower grade finish than what you had.
  • Do not start demo on pre-1978 homes without lead safe practices.

Questions, answered

Why use one company for mitigation and rebuild?

Because handoffs cost time and create gaps. The crew that dried the house knows what was removed and why. One contractor, one schedule, one point of contact.

Who handles permitted work in Lighthouse Point?

Structural, electrical, plumbing and other permitted work is performed by licensed trades under permits from City of Lighthouse Point Building Department. We manage the schedule and finish work so you still have one point of contact.

Can you match imported stone and custom millwork?

We source matching material on day one, because lead times are the biggest risk to a luxury rebuild schedule. When an exact match is not available we document options for you and your adjuster.

What if more damage is found during demolition?

That is common. We photograph and document hidden damage and send a supplement to your adjuster before continuing.

Do you handle older homes with lead paint?

Yes. Our team includes a certified lead renovator, and we follow lead safe work practices on pre-1978 homes.

Are you licensed and insured?

Yes. Our restoration lead holds Florida Mold Remediator License MRSR2859, Lead Renovator Certification 183166 and Florida DOH biohazard registration 13-64-1716182, with certifications in Water Damage Restoration, Applied Structural Drying and Applied Microbial Remediation. We carry $1M per occurrence and $2M aggregate general liability and issue certificates to HOAs, condo associations and property managers on request.

Do I have to sign over my insurance benefits?

No. Florida banned assignment of benefits on residential property policies issued on or after January 1, 2023, and we do not ask for one. You contract with us directly, stay in control of your claim, and we give your adjuster the documentation.
